Ranch and Land Investment

Centex Land Group offers a comprehensive, start-to-finish approach for those looking to invest in ranches and land. Each year, we carefully review over a multitude of ranch properties to efficiently match our clients with options that meet their unique needs. Whether your investment plan is short-term or long-term, we help develop the right strategy. Our support continues well beyond the purchase, as we provide guidance on land improvements and connect buyers with reliable contractors and vendors. Our goal is not just to find the right property but to help ensure you make a strong, lasting investment.

Clients trust Centex Land Group because we prioritize their investments. Real estate remains one of the most solid investment choices, particularly in Texas, where many land purchases qualify for agricultural or wildlife tax exemptions, resulting in very low carrying costs.

We advise clients by carefully considering important factors such as location, access, road frontage, usable acreage, and water and mineral rights. These factors not only affect how the land can be used or developed but also contribute to its passive value over time. Since land investment strategies vary, we tailor our approach to each client’s goals to help them find the best available deals.

Two core investment strategies for our clients acquiring land:

Long-Term Hold

2+ Years

We identify parcels that are in the path of growth and development, particularly in the I-35 & I-45 corridors. We focus on properties that are ideal for future development in layout, and in areas with multiple growth corridors converging in, with little to no floodplain, no encumbrances that will affect the value, utility, and ability to develop later on.

Short-Term Hold

1-2 Years

Many of our clients purchase raw land and improve the land features over a period of time, or just sit on it and do nothing. Improvements may include brush clearing, road development and water feature creation. Selling the property as a whole, improved, or by subdividing and selling smaller tracts, can also increase the selling price.

Holding Costs & Taxes

Whatever the client’s goal, we want to guide them to a purchase with minimal holding costs and taxes. This is easier to do in Texas, where most land has the potential for agricultural and wildlife tax exemptions through maintaining habitat for wildlife to having cattle.
